Major Cosmetic Renovation of this Existing Home

Some major cosmetic renovations of this beautiful existing Cypress Street home. We implemented a new kitchen design with finishes with many unique features. The configuration and layout has been substantially improved. All new appliances were installed including gourmet range and fridge. A new beverage appliance and oven were implemented in the custom millwork. An interior wall was removed so that the Living and Dining room were united. The fireplace and surround were updated. The staircase to the upper floor was modernized with glass and steel railings. The upstairs bedroom was updated also.  The Primary bathroom was completely redone, with new fixtures, floor and wall tiles as well as the cabinetry. the old soaker tub was replaced with a free-standing modern tub.

This beautiful new custom home on Bayridge Crescent in West Vancouver. This home has some spectacular views! The basement has several rooms including a Gym, Lounge, Bathroom and Shower, as well as Laundry and Mudroom. The main floor is a large Great Room including a gourmet Kitchen, Dining Room and Living Room. There’s also space for the piano. The upper level is where the Entrance and Foyer as well as a Primary Bedroom, walk-in closet and Bathroom and two other bedrooms, each has an attached bathroom. Shaughnessy Vancouver Major Renovation

Some major cosmetics to this beautiful Shaughnessy home. New kitchen design was implemented with many unique features. A custom designed Ogio counter edge with a combo of walnut and granite was installed. Hand-made cabinet hardware were purchased. The floor was replaced. The client added new Swarovski chandeliers in the Dining Room and Kitchen. The twin guest bathrooms, powder room and main floor guest bathroom were updated. Many more updates including new millwork in the main floor office was installed. Outside we completed a makeover of the pool house. It was converted into a cozy recreational space with an amazing golf simulator so that you can golf no matter the weather outside. The new wall between the pool and the pool house was updated also. Westover Road North Vancouver Major Renovation

The addition of a legal suite to your existing home can be one of two things:
1) A mortgage helper
2) An in-law suite for your aging parents

This project in North Vancouver was not only the addition of this valuable space, but an upgrade and renovation of the existing space in the basement. The addition is a one-story, two-bedroom with ensuite, legal suite with private access. There were two other bathrooms added as well as substantial renovations and upgrades to the other rooms in the basement.

The process started with the excavation and preparation for the addition. Major upgrades included the integration of the services and drainage for the addition and the existing home.

The addition is approximately 800 sq. ft. That includes the Master Bedroom, ensuite and walk-in closet. A large open area with a kitchen and space for dining and living were updated. There is a laundry room in this space as well as a Valor L1 fireplace with Heatshift. The vaulted ceiling has two large skylights. The kitchen has four appliances including a gas range.

Renovating the existing basement allowed for the development of a “flex” bedroom and bathroom that can be accessed by the tenants of the legal suite. Turning that space into a two-bedroom, two-bathroom apartment. Many improvements to this existing space including adding two bathrooms, upgrading the water supply and venting. Substantial cosmetic updates were implemented. Improvements to the drywall and paint in the space. Additional insulation was placed in the ceiling cavity to improve the soundproofing for the upper floor. A covered entrance was added to the basement entry as well as upgrades to the existing deck and upper floor entry.

This beautiful luxury custom home is a platinum Built Green with an EnerGuide rating of 89!
It has many custom features that make it energy efficient, higher performing than most homes and extremely sustainable for years to come.

Tall Tree Lane North Vancouver Major Renovation

This renovation to a North Shore home began with an addition of a second floor. The redesign of the main floor allowing for a major open space. The master bedroom, walk in closet and bath occupy the newly added floor space. The redesign of the main floor incorporated extensive changes to the structure of the home. This included a suspended steel beam, allowing for the removal of that floor’s supporting walls and opening up the area completely.

Lonsdale Avenue North Vancouver Major Modernization

Lonsdale Update

The owners of this home on upper Lonsdale wanted to completely modernize the look and feel of this home to piece of modern art. The architect started by transforming the exterior envelope and structure in a way that changed it from just “old” to contemporary. The new cube-like symmetrical look was enhanced with new glass and new entrance on the ground floor.

Exterior cladding changes included stain grade clear cedar and custom weathered zinc metal flashing. These structure changes helped the heat loss from the existing windows and solarium.

Many changes were made to the interior floor design. Removal of some partition walls, adding deck space, and new structural beams (opening up the main living area). Relocating the bathrooms was done also. All of the windows and doors were replaced during the renovation, meeting the new building codes and vastly improving heat loss. The furnace was also upgraded to a new high-efficiency unit. The kitchen was completely changed with a new layout and new EnerGuide appliances. With a new 200amp electrical service, the lighting throughout the home was also upgraded LED fixtures.
