The addition of a legal suite to your existing home can be one of two things:

2) An in-law suite for your aging parents
This project in North Vancouver was not only the addition of this valuable space, but an upgrade and renovation of the existing space in the basement. The addition is a one-story, two-bedroom with ensuite, legal suite with private access. There were two other bathrooms added as well as substantial renovations/upgrades to the other rooms in the basement.
The process started with the excavation and preparation for the addition. Major upgrades included the integration of the services and drainage for the addition and the existing home.
The addition is approximately 800 sq. ft. and includes the Master Bedroom, ensuite and walk-in closet as well as a large open area with a kitchen and space for dining and living. There is a laundry room in this space as well as a Valor L1 fireplace with Heatshift. The vaulted ceiling has two large skylights. The kitchen has four appliances including a gas range.
Renovating the existing basement allowed for the development of a “flex” bedroom and bathroom that can be accessed by the tenants of the legal suite, turning that space into a two-bedroom, two-bathroom apartment. Many improvements to this existing space including adding two bathrooms, upgrading the water supply and venting as well as substantial cosmetic updates. Improvements to the drywall and paint in the space. Additional insulation was placed in the ceiling cavity to improve the soundproofing for the upper floor. A covered entrance was added to the basement entry as well as upgrades to the existing deck and upper floor entry.

We undertook a major renovation of the interior space at 221 Carrall Street in Vancouver. We completed the work just in time for the Valentine’s Day crowd anxious to impress their significant other with some amazing Greek Food and drinks. Synthesis Design provided the permitted drawings. This renovation to a North Shore home began with an addition of a second floor and the redesign of the main floor. The master bedroom, walk in closet and bath occupy the newly added floor space, but the redesign of the main floor incorporated extensive changes to the structure of the home, including a suspended steel beam, allowing for the removal of that floor’s supporting walls and opening up the area completely.
The owners of this home on upper Lonsdale wanted to completely modernize the look and feel of this home to piece of modern art. The architect started by transforming the exterior envelope and structure in a way that changed it from just “old” to contemporary. The new cube-like symmetrical look was enhanced with new glass and new entrance on the ground floor.
Exterior cladding changes included stain grade clear cedar and custom weathered zinc metal flashing, while the structure changes helped the heat loss from the existing windows and solarium.
Many changes were made to the interior floor design: removal of some partition walls; adding deck space; new structural beams (opening up the main living area); and relocating the bathrooms. All of the windows and doors were replaced during the renovation, meeting the new building codes and vastly improving heat loss. The furnace waqs also upgraded to a new high-efficiency unit. The kitchen was completely changed with a new layout and new energuide appliances. With a new 200amp electrical service, the lighting throughout the home was also upgraded LED fixtures.
